These Terms of Service govern your use of the website at alinauaebrocker.site and any services delivered through it. By browsing the site or submitting an enquiry you accept these Terms. If you do not agree, please do not use the site.
1. Who we are
Madina Residences is an independent real-estate brokerage operating in Dubai, United Arab Emirates. We are not the developer of any property advertised on the site. We act as the intermediary between prospective buyers and the developer, and any purchase you make is registered with the Dubai Land Department under the developer's escrow account in line with Law No. 8 of 2007.
2. Nature of the information published
All property information on the site — including images, floor plans, payment plans, handover dates, amenities, square footage and indicative prices — is provided for general information and is subject to change without notice. Indicative prices may be quoted in AED or USD; non-AED amounts are approximate conversions and are not binding.
The price, availability and specification of any unit are confirmed in the formal sales contract issued by the developer at the time of reservation. Until that contract is signed, no offer constitutes a binding commitment.
3. Off-plan disclaimers
Properties marketed on the site are off-plan, meaning they are under construction or planned. Construction timelines, finishes, layouts and amenities can change at the developer's discretion subject to RERA approval. Photographs and renderings are illustrative and may not represent the final delivered unit.
4. No financial or investment advice
The site presents general information only. It does not constitute financial, tax, legal, mortgage or investment advice. Yield projections, ROI estimates and rental forecasts (when shared on request as PDF documents) are based on third-party historical data, are not guaranteed, and may not reflect future performance. We strongly recommend that you obtain independent financial and legal advice before committing to any purchase.
5. Golden Visa eligibility
Where the site mentions the UAE Golden Visa, the term is used to describe a discretionary visa programme administered by the General Directorate of Residency and Foreigners Affairs (GDRFA). Eligibility depends on transaction value, applicant background and prevailing GDRFA criteria. We do not guarantee any visa outcome.
6. Quiz, lead-magnets and PDFs
The qualification quiz on the site is a non-binding aid intended to match you with relevant floor plans and payment plans. PDF lead-magnets (Floor Plans, Investment Overview, Golden Visa Guide) are shared on request for personal informational use only and may not be reproduced, redistributed or used for commercial purposes without our prior written consent.
7. Intellectual property
All content on the site — including text, photographs, renderings, logos and the site design itself — is owned by Madina Residences or licensed to us. You may view and download content for personal, non-commercial use. You may not republish, mirror, scrape or use any content for advertising or commercial purposes without our prior written consent.
Trademarks belonging to third parties (Meta, Instagram, Google, Telegram, WhatsApp, Vercel and others) are the property of their respective owners and are referenced under fair use.
8. Acceptable use
When using the site you agree not to:
- Submit false, misleading or fraudulent information;
- Use automated tools (scrapers, bots) to extract content beyond ordinary browsing;
- Bypass the honeypot or otherwise interfere with form integrity;
- Attempt to gain unauthorised access to the site, its servers, or any connected service;
- Use the site in any way that infringes UAE law or the rights of any third party.
9. Limitation of liability
To the fullest extent permitted by law, Madina Residences will not be liable for any indirect, incidental, consequential or punitive damages arising out of or in connection with your use of the site or reliance on its content. Our total aggregate liability arising under these Terms is limited to the brokerage commission, if any, payable to us on a transaction completed with you.
Nothing in these Terms excludes liability that cannot lawfully be excluded under UAE law.
10. External links
The site may contain links to third-party websites (for example, WhatsApp, Telegram, Google Maps, the developer's website where lawful). We do not control these sites and are not responsible for their content, privacy practices or availability.
11. Governing law and disputes
These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any dispute arising out of or in connection with these Terms or your use of the site is subject to the exclusive jurisdiction of the courts of Dubai.
12. Changes
We may update these Terms from time to time. The “Last updated” date at the top of this page reflects the most recent change. Continued use of the site after changes are posted constitutes acceptance.
