Madina Residences (the “Brokerage”, “we”, “us”) operates the website at alinauaebrocker.site and its localised variants. This Privacy Policy explains what personal data we collect when you visit the site or submit an enquiry, how we use it, with whom we share it, and the rights you have over it.

We aim to comply with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, the Dubai Land Department disclosure regime (Law No. 8 of 2007), and the EU General Data Protection Regulation (GDPR) where applicable to visitors from the European Economic Area.

1. Who we are

Madina Residences is an independent real-estate brokerage based in Dubai, United Arab Emirates, marketing curated off-plan residential opportunities to prospective buyers worldwide. Transactions are registered with the Dubai Land Department under the developer's escrow account in compliance with Law No. 8 of 2007.

2. What information we collect

We collect two categories of information.

  • Information you give us — when you fill in a form (Hero, Footer, Quiz, Floor-plan request) you submit your name, mobile number, preferred contact channel (WhatsApp, Telegram or call), and optionally your answers to short qualification questions (intended use, preferred unit size, budget range, decision timeline, payment preference).
  • Information collected automatically — when you visit the site we receive your IP address, approximate geolocation derived from that address, browser user-agent, device type, the referring URL (e.g. an ad click), the pages you view, and timestamps. This is collected via standard server logs and the cookies described below.

3. Cookies and tracking technologies

The site uses first-party cookies and embedded scripts to provide essential functionality and to measure the effectiveness of our marketing. The cookies relevant to advertising are listed below.

  • _fbp — set by the Meta (Facebook) Pixel to deduplicate browser-side and server-side conversion events. Lifetime 90 days.
  • _fbc — set when you arrive from a Meta ad (carrying an `fbclid` parameter) to attribute the conversion. Lifetime 90 days.
  • _eid — a random opaque identifier we generate to link multiple conversion events from the same browser without using third-party cookies. Lifetime 365 days.
  • _ga, _ga_*, _gcl_au — set by Google Analytics 4 and Google Ads for measurement and conversion attribution. Lifetimes between 90 days and 24 months.
  • Session and CSRF cookies set by Vercel (our hosting provider) to operate the site. These are essential and cannot be disabled.

4. Why we process your data (purposes and legal basis)

We use your information for the following purposes:

  • To respond to your enquiry by your chosen channel (WhatsApp, Telegram, phone or email). Legal basis: performance of pre-contractual steps at your request.
  • To send you property information, brochures, payment plans, floor plans and a Golden-Visa eligibility guide where requested. Legal basis: your consent and our legitimate interest in completing transactions you initiated.
  • To measure the performance of our advertising on Meta (Facebook, Instagram), Google (Search, Display, YouTube, Performance Max) and other channels we may add. Legal basis: legitimate interest in evaluating marketing spend; consent where required by local law.
  • To prevent fraud, abuse and bot submissions (e.g. via the honeypot field on our forms). Legal basis: legitimate interest in protecting the service.
  • To comply with applicable laws including UAE anti-money-laundering rules, RERA broker obligations, and DLD record-keeping. Legal basis: legal obligation.

5. Sharing with advertising and infrastructure partners

We never sell your personal data. We do share specific, minimised data with the following processors so they can deliver services on our behalf.

  • Meta Platforms Ireland Ltd. — receives a hashed (SHA-256) representation of your phone number, first name, last name and country, plus the Meta browser identifiers (_fbp, _fbc) and a server-generated event ID, via the Meta Conversions API. Used to attribute and deduplicate ad conversions.
  • Google LLC — receives the user-provided data (hashed phone) via Google Tag Manager and the Google Ads Enhanced Conversions tag, plus standard GA4 measurement. Used for conversion measurement and ads optimisation.
  • Telegram FZ-LLC — receives the lead notification (name, phone, channel, optional quiz answers) so our advisor can follow up.
  • Google Workspace (Sheets) — stores leads in an internal spreadsheet for advisor follow-up.
  • Vercel Inc. — provides web hosting; processes server logs and CDN traffic.
  • We do not authorise any of these processors to use your data for their own marketing purposes.

6. International transfers

The processors above may store and process data in the United States, the European Economic Area or other jurisdictions. Where data is transferred outside the UAE or the EEA, the transfer is protected by Standard Contractual Clauses or by the recipient's certification under recognised privacy frameworks.

7. How long we keep your data

We retain enquiry data for up to twenty-four (24) months from your last interaction, after which it is deleted or anonymised. Records that we are legally required to keep (for example, anti-money-laundering documentation tied to a completed purchase) are retained for the period required by UAE law, typically five (5) years.

8. Your rights

Subject to applicable law you have the right to:

  • Access the personal data we hold about you.
  • Correct inaccurate or incomplete data.
  • Ask us to erase your data, where there is no overriding legal obligation to retain it.
  • Withdraw consent at any time, including by clearing the relevant cookies in your browser.
  • Object to processing based on legitimate interests, including direct marketing.
  • Receive a portable copy of the data you provided.
  • Lodge a complaint with the UAE Data Office or your local supervisory authority.
  • To exercise any of these rights, email hello@alinauaebrocker.site with the subject line “Privacy request”. We will respond within thirty (30) days.

9. Children

The site is intended for adults aged 18 or over. We do not knowingly collect personal data from minors. If you believe a child has submitted information, please contact us so we can delete it.

10. Security

All traffic to the site is served over HTTPS. Lead data is transmitted to our processors over encrypted channels, with sensitive identifiers (phone, name) hashed with SHA-256 before being shared with advertising platforms. Access to our internal lead spreadsheet and CRM is restricted to authorised personnel.

11. Changes to this policy

We may update this Privacy Policy from time to time. The “Last updated” date at the top of this page reflects the most recent change. Material changes will be highlighted on the home page for at least thirty (30) days.
